SCALE OF CHARGES - All charges are plus VAT.​

SALES 

  • 1.5% of total sale price

 

LET ONLY (This service is only available to Landlords with current experience)

  • Tenancy Set-up Fee: 65% of 1st months’ rent

  • Deposit Management: £95.00 per deposit

  • Renewal of Contract: £140.00

  • Hourly Rate for consultation: £65.00 per hour, minimum fee £65.00

  • Issuing Of Notices: £75.00 per notice

  • Mandatory Changes: £85.00 per notice

  • Property Visit Report: £150.00

 

PROPERTY MANAGEMENT

  • Tenancy Set-up Fee: 35% of the first month’s rent (Minimum Fee £280.00)

  • Management (monthly fee): 12% of rent due

  • Renewal of Tenancy: £140.00

  • Issuing a written statement: £65.00

  • Detailed Property Visit Report (6 monthly): £35.00

  • Transfer of Property to New Landlord Fee: £200.00

  • Hourly Rate for consultation: £65.00 per hour, minimum fee £65.00

  • Court Attendance: £350.00 all-day of part thereof (Note: we do not handle court case, we will attend only as a witness)

  • Transfer of Management to new agent: £150.00

  • Referencing Fees: £20.00 per reference

  • Maintenance work handling charge:10% of the full chargeable amount

  • Digital duplicate paperwork: £5.00 per item

  • Digital archived duplicate Paperwork: £50.00

  • Spending Limit: £250.00 Per Month (subject to funds being available) This amount can be used towards but not limited to certificates required by Legislation.

  • Insurance Claim Fee: 15% of the total cost of the claim (subject to Agreement with the Agent)

  • Project Management Fee: Subject to Agreement with the Agent) 15% of the total project cost

  • Agency Agreement Cancellation Fee: Applies to cancellations and downgrading of service from Fully Managed service to Let Only after a tenancy has been signed by Mirador Property Lettings Ltd. 85% of the contracted monthly rent.

  • HMO Application Assistance: £95.00+

TENANT FEES

Schedule of Additional Tenant Charges. The following charges may be incurred during the tenancy period:

 

  • ​Late Rent Payment Reminders: A charge of £30.00 (including VAT) will be applied to each contract holder for every digital reminder of overdue rent. The first reminder will be issued no earlier than three (3) days after the rent due date, with subsequent reminders sent weekly until full payment is received.

  • Overdue Guarantor Form Reminders A charge of £30.00 (including VAT) will be applied to each contract holder for every digital reminder regarding an overdue guarantor form. The first reminder will be issued no earlier than ten (10) working days after the guarantor form due date. Additional reminders will be issued monthly until the guarantor form and supporting documents are completed and submitted. Keys to the property will not be released until all required documentation is provided

  • Lost or Unreturned Keys A charge of £30.00 (including VAT) will be applied for any lost keys during the tenancy or failure to return keys at the end of the tenancy. This fee is payable directly to the agent to facilitate a replacement.

  • Non-Smoking and Non-Vaping Policy The property is strictly non-smoking and non-vaping. If this policy is violated, contract holders will be liable for all reasonable costs associated with professionally steam-cleaning carpets, curtains, and soft furnishings. If evidence of smoking or vaping is found in communal areas and responsibility cannot be attributed to a single contract holder, the associated costs will be divided equally among all contract holders. Prices will vary depending on the condition of the property (£150.00 to £650.00including VAT)

  • Fire Safety Equipment Misuse A minimum charge of £90.00 (including VAT) will be applied for any instance of misuse or interference with fire safety equipment within the property. This includes, but is not limited to:

    • Discharging fire extinguishers

    • Powering off the fire alarm

    • Tampering with or covering smoke detectors

  • Damage to Fire Doors or Property Charges of up to £500.00 may be applied for any damage to fire doors or the property itself. Such damage may also impact the security deposit.

  • Lock Replacement Due to Unreturned Keys A charge of £150.00 (including VAT) will be applied if locks need to be changed due to non-returned keys at the end of the tenancy.

  • End-of-Tenancy Cleaning If the property is not left in a clean and tidy condition at the end of the tenancy, an additional cleaning charge will be applied. This charge very depending on the condition of the property and it will impact the security deposit. (Range £150.00 to £650.00 including VAT)

  • Pest Control Due to Negligence Should pest control services be required due to tenant negligence (e.g., infestation caused by poor hygiene), a minimum charge of £150.00 (including VAT) will be applied.​

  • An administration fee of £120.00 including VAT will be charged for any amendments to contracts after the contract has been signed.
